Lending Programs
Earnest Money Deposits
(“Soft”)
We can fund the “soft” earnest money for a transaction, i.e., before the earnest money becomes non-refundable after the expiration of the due diligence period and is forfeited to the seller if the buyer does not close. We would require you to replace our soft earnest money before the non-refundable date.
Transactional Lending/Double Closing Funding
We specialize in transactional/double closing loans for wholesalers and other investors who need to own the property for a short period before selling or assigning it to the end investor. We are interested in any short-term loan where our money is protected by title and escrow instructions.
Emergency Loan
If you are in an emergency bind and need capital right away, we can help. For example, if you do not have sufficient funds to close and may lose your earnest money deposit or reputation (e.g., a large investor backs out last minute, your lender reduces the amount of proceeds your deal receives, your attorney was delayed in the legal work and PPMs (in which case, call our law firm), etc.), we can step in as quickly as the same day to fill the “gap”.
Crocodile Lending
We specialize in one type of loan which we call a Crocodile Loan. If you have a seller who is willing to carry a portion of the deal or invest in the buyer’s LLC or the deal, but the buyer’s lender is not willing to permit the seller’s proceeds to be part of the down payment that the buyer is required to come up with, we can help you figure out a solution.
Proof of Funds
Under certain circumstances, we can provide proof of funds for deals that require proof of funds (or commitment letter) to get to the next step.
